Project Name: Deep Retrofit of a derelict house in Ballyjamesduff, Co Cavan.

Products Used: KORE External Insulation, Mineral Wool Attic Insulation, 12KW NIBE Heat Pump, UPVC windows & composite doors.

A word from the homeowner

Achieving A3

With a Pre-BER (Building Energy Rating) of G, and a post-BER rating of A3, this deep retrofit project included in the 2019 KORE Better Energy Communities Scheme is now a modern, energy efficient, comfortable and healthy home.

This G-Rated home had a primary energy rating of 1115.62kWh/m2/yr, and 365.11 kg/CO2/m2/yr carbon dioxide emissions indicator.

The post works final results came in at 71.84 kWh/m2/yr for primary energy use and 15.33 kg/CO2/m2/yr for the carbon dioxide emissions indicator, resulting in an overall energy rating of A3.

Upgrading Ireland’s Housing Stock

Located in Ballyjamesduff, Co.Cavan this 1930's home was included in the 2019 KORE Better Energy Communities Scheme, part-funded by SEAI, to undergo energy efficient deep retrofit works. The grant provided by SEAI helped fund the energy efficiency upgrades including wall and attic insulation, air-to-water heat pump, and new windows and doors. KORE Retrofit Ltd. provided project management services, design solutions, technical expertise, quality control services and full grant administration.

Breaking down the details

Wall Insulation

150mm of KORE External EPS70 Silver insulation was used as part of a complete STX.Therm Alfa & Beta External Wall Insulation System, achieving a U-value of 0.19W/m2K. Best practice and high quality workmanship ensured that repeating and non-repeating thermal bridges were eliminated or kept to a minimum.

Floor Insulation

130mm of KORE Floor EPS70 Silver insulation was used, with EPS perimeter strips and an 80mm screed with underfloor heating was installed over the original uninsulated concrete floor, achieving a U-value of 0.17W/m2K.

Attic Insulation

300ml of mineral wool was used in the pitched roof, with a 37.5mm insulated slab, achieving a U-value of 0.13W/m2K. In the flat roof section, 180mm of spray foam was used, with a 37.5mm insulated slab, achieving a U-value of 0.19W/m2K.

Heating System

KORE installed a 12KW NIBE air-to-water heat pump system to provide the home with reliable, trouble free, renewable heating and hot water. The existing radiators were upgraded with new low temperature radiators with temperature regulating valves.

Ventilation

KORE installed natural ventilation, designed to ventilate the complete home, providing comfort and air quality.

Windows and Doors

KORE chose uPVC triple-glazed argon filled low energy windows with a U-value of 1.1W/m2K and 100 percent LED lighting throughout the entirety of the house. The windows were set out into the insulation layer which minimised thermal bridging.
