Tallaght, Co Dublin ‘A3’ Deep Retrofit Case Study
KORE case studies offer an inside look at how our Retrofit solutions perform in real-world applications. This deep retrofit was part of the 2020 Better Energy Communities Scheme, coordinated by KORE Retrofit and supported by the Sustainable Energy Authority of Ireland (SEAI).
How We Achieved An A3 BER
With a Pre-BER (Building Energy Rating) of G, and a post-BER rating of A3, this deep retrofit project included in the 2020 KORE Better Energy Communities Scheme is now a modern, energy efficient, comfortable and healthy home.
This G-Rated home had a primary energy rating of 494.19kWh/m2/yr, and 128.15 kg/CO2/m2/yr carbon dioxide emissions indicator.
The post works final results came in at 64.58 kWh/m2/yr for primary energy use and 10.74 kg/CO2/m2/yr for the carbon dioxide emissions indicator, resulting in an overall energy rating of A3. Post works heat loss indicator is 1.75 per m2.

Breaking Down The Details
Wall Insulation
The existing cavity walls were pumped with KORE Fill Diamond Bonded Bead Cavity Wall insulation and 100mm of KORE External EPS70 Silver insulation installed as part of a complete Baumit External Wall Insulation System, achieving a U-value of 0.27W/m2K. Best practice and high quality workmanship ensured that repeating and non-repeating thermal bridges were eliminated or kept to a minimum.
Floor Insulation
The existing suspended floor was removed and replaced with Metac wool 150mm and 18mm OSB floor, achieving a U-value of 0.21W/m2K to meet Ireland's building regulations Part L 2019 for retrofit projects.
Attic Insulation
The Attic insulation was upgraded to 300mm mineral fibre wool on the ceiling and 150mm mineral fibre wool on the flat roof section with 62.5mm PIR.
Heating System
KORE installed a 8kW Daikin ERGA08DV air-to-water heat pump to provide indoor space heating. The existing radiators were upgraded to new low temperature radiators with temperature regulating valves.
Windows, Doors and Lighting
KORE Retrofit and the homeowners chose Sean Doyle & Sons Windows and Doors, which provided a U-value of 1.2W/m2K for the windows and a U-value of 0.94W/m2K for both external doors. LED lighting was utilised throughout the entirety of the house.
